History

 
The following is a brief history of the Fronterra Village 2 neighborhood:
 
December 2001 The Declaration of Covenants, Conditions and Restrictions for Fronterra Village (i.e. CC&Rs) is filed with the County Clerk & Recorder's Office.

December 2002 The Developer creates the Fronterra Village 2 Metropolitan District.

July 2002
The land developer (Gateway American Properties, LLC) annexes all land within the Fronterra Village Filing No 3 subdivision into the Common Interest Community created by the Fronterra Village CC&Rs
 
December 2002 The city approves the Fronterra Village filing no. 3 subdivision development plan. A 352 Single family home neighborhood.
 
 February 2003 The District issues bonds totaling approximately $4.6 million to finance the build-out of the neighborhood's streets, sidewalks, park, utility lines, perimeter fencing, open space landscaping and storm water drainage infrastructure.
 
Nov. 2003 Pulte Homes sells the first of 295 town homes to homeowners.
 
 January 2004 The Fronterra Village Filing No. 3  Homeowners Association, Inc. (Association) is incorporated and assumes responsibility for enforcing the CC&Rs and providing architectural review services to the neighborhood. The owners of the 352 single family homes become shareholders/owners of the Association.

March 2005 The first single family home is sold by the builder (Richmond American Homes).
 
March 2006 Pulte Homes sells the last of 295 town homes to homeowners.
 
September 2007 The District issues additional bonds totaling approximately $1.2 million to finance the build-out of the neighborhood's streets, sidewalks, park, utility lines, perimeter fencing, open space landscaping and storm water drainage infrastructure.

September 2015 Commerce City completes construction of the 19.8 acre Fronterra Village park on the east side of the District.

December 2015 The District board (all whom were owners or employees of the Developer) issues bonds totaling $825,000 with an interest rate of 8% to repay a contingent obligation with the Developer that accrued interest at the rate of 7%. The Developer was JF Companies, LLC, formerly know as Gateway American Properties, LLC.
 
May 2018 The board election results in five homeowners elected to the board. This is the first time the District's board is comprised of independent directors with no conflicts of interest with the District.
 
December 2018 The last single family home is sold by the builder (Dakota Homes).
 
December 2019 The District issues $6.3 million in bonds at a 4.0% interest rate to refinance its prior, outstanding bond debt. The bonds mature in December 2034.
